1.        Design custom marketing for your property.

2.        Advertise in local & out of state newspaper.

3.        Install sign on property (with Owners consent).

4.        Provide customized reporting for accounting.

5.        Qualify prospective tenants:

a.        Application process.
b.        Reference check.
c.        Require $1000.00 initial deposit, additional deposit of              
           $500.00 to $1000.00.  Balance due upon arrival, unless           
            wavered by Owner.
d.        Collect tax from tenant and pay on your behalf.
e.        Furnish Rental Agreement to tenant.

6.        Walk through inspection with tenant, prior to occupancy.

7.        Periodic inspection of property, no less than monthly             
           (outside) and maintain written log.  Inside inspection               
           available.

8.        Handling of emergency and routine maintenance calls from
           tenants, troubleshooting calls and when necessary arrange
           for repairs.

9.        Consult with Owner prior to non-emergency repairs.

10.        Depositing and disbursing all proceeds, in accordance       
             with Owners requirements, within 5 days of receipt of rent,  
             provide Owners with statement and copy of any billing.

Management, LLC will provide the following:

1.  Inspect for damage and needed maintenance.
2.  Run water in sinks, showers, and tubs, flush toilets.
3.  Check windows and doors are properly secured.
4.  Check heating and cooling system to insure continuous
operation.
5.  Provide lawn and landscaping service.
6.  Coordinate pool service and pest control.

You can feel comfortable in knowing we will make regularly
scheduled inspections, inside & outside, to your property.
