West Coast Property Management offers:
(a) Billing and collecting charges, maintenance fees, assessments, and/or other income due, or to become due to the Association.
(b) Order, with board approval, and superintend all repairs, maintenance, alterations and decorations of the common areas of The Association.
(c) Hire, discharge and supervise all labor as independent contractors required for the operations and maintenance of the property of The Association as approved by the Board of Directors.
(d) Get competitive “bids” as needed for certain jobs or as requested for by the Board.
(e) Pay all bills and charges of The Association from the Association funds as reasonably incurred by The Association for repairs, alterations, decorations and/or expenses as approved by Board of Directors.
(f) Enforce the Rules and Regulations for the use and occupation of the Association as directed by the Board of Directors.
(g) Attend to complaints of The Association, members, and others.
(h) Check the Association property as needed by conducting a walk through and maintaining a written log containing date, time and remarks (problems and remedy) and provide a copy to Board or Board member upon request.
(i) West Coast Property Management, LLC., shall pay all bills incurred on behalf of The Association from Association funds for services pertaining to the complex.
(j) Make available a representative to attend and take minutes at regular, special, and annual meetings of the Board of Directors of the Association.
(k) Except for emergency repairs which are necessary to protect the property from damage, any and all major work to the premises shall be submitted to the Board of Directors for their review.
We do NOT charge extra for:
— Stationary (includes paper and envelopes)
— Calls or faxes to or from clients, vendors, or anyone calling on their behalf
— Coming out to the property for a routine walk through
— Preparation of monthly statements and deposits of association monthly assessments
— Appointment with clients in or out of the office
— Preparation of notices for budget, Board of Directors, or any other meeting
There is no charge for meeting with us to discuss the needs of your association.
